Build it, then look after it

One builder for the house, the land, and the years after.

Wiley Construction is an owner-led building firm based in Gardiner, at the foot of the Shawangunk Ridge.

We build new homes, add on to good ones, and renovate houses that deserve another century, working in timber, stone and steel with the patience they ask for.

We take on a limited number of projects each year. That way Ryan Wiley is involved in every one, from the first site walk to the final punch list, and is still the person you call afterward.

About Ryan · Our story

Back to building, by choice.

Ryan Wiley, Founder
Serving the Hudson Valley from Gardiner, NY

Ryan Wiley grew up in construction. He stepped away for college, then worked in government and utilities, where the work rewarded process, accountability and a clear understanding of permits and systems.

In 2016 he came back to building. Since then he has flipped homes with premium refurbishments, built new homes and renovated older ones. He founded Wiley Construction to do that work under his own name.

What we build

New homes, additions and renovations.

New Construction

Homes designed for their land: the light, the slope, the view, the way the snow drifts. We work with your architect or bring one we trust, and manage permits, site work and build under one contract.

Additions

The best additions look as though they were always there. We match proportion, rooflines and materials, and handle structure and systems so the old house and the new part work as one.

Renovations

From 18th-century stone houses to mid-century modern homes, we open walls carefully, repair what is worth keeping and improve what is not.

1790 Farmhouse Renovation, Milton NY

A full gut renovation of a 1790 farmhouse in Milton. We updated the mechanical, electrical and plumbing systems, restored the bones of the house, and brought its original wide plank and inlay floors and timber structure forward. Where we could, we reused what was already there: the brick hearth from a pre-existing fireplace now sits in the powder room floor.

Frequently asked.

Plain answers to what owners ask us first.

Who builds custom homes in Gardiner, NY?

Wiley Construction is an owner-led builder based in Gardiner, New York. We build custom homes, additions and renovations across Ulster County and the Hudson Valley, and Ryan Wiley is involved in every project from the first site walk to the final punch list.

Do you work with my architect?

Yes. We work happily with your architect or designer, or we can introduce one from the network we build with. Once drawings are coordinated, you receive a detailed, line-item budget and a realistic schedule.

Can you build if I live in New York City?

Yes. Many owners in the Hudson Valley are part-time. Weekly written updates with photographs and scheduled site visits keep you involved without being there, and Wiley Home Stewardship can look after the house once it is finished.

Do I need to own land first?

No. We can review a parcel before you buy, covering access, slope, drainage, septic and well, zoning and a realistic cost range, so you know what the land allows before you commit.

Is there a minimum project size?

We take on projects of all sizes, from estate care and maintenance to full custom homes.

Are you insured?

Yes. Wiley Construction is fully insured, and we provide certificates of insurance on request.

What areas does Wiley Construction serve?
